Tata Autocomp Katcon Leases 77,800 sq ft Project Space from Malpani Group in Chakan for ₹40 Crore

Tata Autocomp Katcon Exhaust Systems Pvt Ltd, a leading player in the automotive components industry, has entered into a 10-year lease agreement with the Malpani Group for 77,800 square feet of space in the Malpani Industrial and Logistic Park located in Chakan, near Pune.

The total lease value of the deal is approximately ₹40 crore, with the rent set at ₹29 per square foot. This new agreement is significant not only for Tata Autocomp but also for the region, as it highlights the growing demand for industrial and logistics spaces in Pune’s Chakan area.

The facility is expected to begin operations in March 2025, with the lease agreement including a five-year lock-in period. The deal marks Tata Autocomp Katcon’s second lease agreement with the Malpani Group, following a previous transaction last year for 2.5 lakh square feet with Tata Toyo Radiator at the same park.

This expansion signals the continued growth of Tata’s manufacturing and supply chain capabilities in the region. The Malpani Industrial & Logistic Park has established itself as a key industrial hub, attracting global companies due to its world-class infrastructure and strategic location near major transport corridors.

The lease deal is expected to enhance the park’s position as a leading destination for manufacturers in various sectors, including automotive, logistics, and technology. Malpani Group’s strategic location in Chakan, combined with sustainable infrastructure, is becoming an increasingly attractive option for companies looking to expand their operations.

The area is well-connected to Pune and other major cities in Maharashtra, offering convenient access to transportation and supply chain networks. Additionally, Malpani Industrial & Logistic Park is designed to support various industries by providing customizable spaces for advanced manufacturing, warehousing, and logistics operations.

This flexibility makes it a popular choice for companies looking to streamline their operations and take advantage of the region’s growing industrial ecosystem. Pune has witnessed a significant rise in industrial and logistics leasing in recent years. According to industry reports, leasing activity in Pune reached impressive numbers, with many companies opting for the city’s well-established industrial zones.

As India moves towards increasing its electric vehicle (EV) production and adoption, regions like Chakan are well-positioned to capitalize on the demand for specialized industrial spaces. The Malpani Industrial & Logistic Park is already catering to this need by supporting companies involved in EV component manufacturing, including Tata Autocomp, which produces components for electric vehicles.

The Malpani Industrial & Logistic Park’s expansion plans are also underway. The group recently acquired an additional 150 acres of land in Chakan, which will allow for the construction of another 3 million square feet of leasable space.

This expansion will likely attract more manufacturers, further strengthening the region’s position as an industrial hub. By focusing on sustainability and supporting advanced manufacturing processes, Malpani Group is contributing to the development of a thriving ecosystem that fosters innovation and collaboration among leading global manufacturers.
