

Rural Property Market Outpaces Urban Growth
Over the past five years, house prices in predominantly rural areas have grown by 23%, outpacing the 18% rise in urban areas, according to Nationwide. Semi-rural areas also saw strong growth (22%). The standout performers were rural terraced and semi-detached properties, both increasing by 25%, while urban flats lagged behind with just 6% growth.
The trend reflects a shift in housing preferences, especially during and after the pandemic, with many buyers prioritizing space and gardens. Detached homes were popular, with 33% of movers choosing them, while only 15% opted for flats. Older age groups, particularly those over 55, were more likely to move to rural areas, whereas younger buyers (25–34) continued to favor cities.
Despite overall rural strength, only four of the top 20 performing local authorities in 2024 were rural, with Tewkesbury in Gloucestershire leading the pack at 11% price growth. While urban living still appeals to many, especially young professionals, the countryside has become a clear winner in recent property market trends.
