Fort Gilkicker, a notable 19th-century coastal fortification in Gosport, has been recognized by Historic England as a prime opportunity for heritage-led regeneration. Featured prominently in Historic England’s recently launched Heritage Investment Prospectus, the site exemplifies the potential to merge historic preservation with sustainable economic growth.
Once a key part of Britain’s coastal defense system, Fort Gilkicker had fallen into neglect and was listed on the Heritage at Risk Register. However, the purchase of the property in 2022 by Gilkicker Builders and Deniz Beck Partners marks the beginning of a significant turnaround. The new owners are advancing plans to convert the fort into residential housing, preserving its architectural integrity while adapting it to contemporary use.
Historic England inspectors have praised the dedication of the development team, noting the complexity of restoring a site of this scale and historic importance. “Reversing the fortunes of a site like this is no easy feat,” said Iain Bright, inspector of ancient monuments. Their efforts reflect a broader national strategy, as outlined in the Heritage Investment Prospectus unveiled at the UK Real Estate Investment and Infrastructure Forum (UKREiiF), which seeks to promote economic growth through the reuse of historic buildings.
Lord Mendoza, Chairman of Historic England, and Gosport MP Dame Caroline Dinenage recently visited Fort Gilkicker to witness firsthand the site’s potential. Lord Mendoza emphasized the value of heritage-led development in fostering sustainable communities and local economic benefits.
With many heritage sites facing similar challenges, the prospectus serves as a call to investors and developers to collaborate on projects that protect historic assets while delivering contemporary value. Fort Gilkicker benefits from existing planning permissions and development frameworks, reducing risk and enabling a smoother development process.
Tom Foxall, regional director at Historic England, highlighted the importance of keeping historic buildings in active use, stating, “Our historic buildings are better conserved when they’re in use rather than standing empty.”
The redevelopment of Fort Gilkicker promises to be a flagship project, balancing respect for heritage with forward-looking urban regeneration as an opportunity for investors and communities alike to participate in preserving history while shaping the future of Gosport.
