

Fanatics Collectibles Secures Landmark Letting at Silbury House, Milton Keynes
RO Real Estate is pleased to announce a major letting at Silbury House, Central Milton Keynes’ most sustainable office development. Fanatics Collectibles which includes Topps Europe, a global leader in physical and digital collectibles has signed a 10-year lease for the top two floors of the building, totalling approximately 18,000 sq. ft.
Topps Europe has been based in Milton Keynes for over 30 years. As part of its ongoing UK expansion, accelerated by its 2022 acquisition by global sports platform Fanatics, the company will relocate its headquarters to Silbury House. The move supports Topps’ strategic growth while offering a modern, sustainable working environment for its employees.
Silbury House underwent a comprehensive refurbishment in 2024 and now sets a new benchmark for environmentally responsible office space. The building has achieved an impressive array of sustainability certifications, including EPC A, BREEAM Outstanding, NABERS 5 Star, RESET Air Quality, Fitwel 3 Stars, and the WELL Performance Rating.
This letting follows strong interest in the development, which has already attracted notable occupiers such as Tickets.com and Scottsdale Lifetime Partners. With the addition of Topps Europe, only two ground-floor suites remain available, each accommodating 24 desks.
