Edinburgh Landmark to Be Transformed into Premier Inn Hotel in Strategic Regeneration Partnership

A prominent office building in Edinburgh’s New Town is set to be reimagined as a contemporary hotel, following the submission of a planning application by regeneration specialist Artisan Real Estate. The proposal will see Albany House, located at 58 Albany Street on the corner of Broughton Street, converted into a 102-bedroom hotel operated under Whitbread’s hub by Premier Inn brand.

Constructed in the 1980s to complement the surrounding Georgian architecture, Albany House occupies a key position on the edge of the city’s historic core. The redevelopment plans aim to preserve the building’s original sandstone façade while introducing a modern new cladding and design for the top floor, aligning with both aesthetic enhancements and current building performance standards.

The proposed hotel will contribute significantly to Edinburgh’s hospitality sector, with hub by Premier Inn already accounting for approximately 20% of the city’s hotel room supply. Known for its efficient, design-led accommodation and digital-first approach, the brand is well-suited to the capital’s growing demand for centrally located, high-quality lodging.

A strong focus on sustainability underpins the project. The development will feature air-source heat pump technology, replacing the existing fossil-fuel water system and ensuring compliance with high environmental and energy efficiency standards. This aligns with both Edinburgh’s net-zero goals and Whitbread’s broader sustainability strategy.
