Bharti Real Estate to Transform Delhi’s Aerocity with ₹20,000 Crore Investment in India’s Largest Commercial Hub


Delhi, India – In a bold move that signals confidence in India’s commercial real estate market, Bharti Real Estate, the realty arm of Sunil Bharti Mittal’s Bharti Enterprises, has announced an ambitious ₹20,000 crore investment plan to develop over 17 million square feet in Delhi’s Aerocity over the next five to six years. The development will unfold in three transformative phases under the company’s flagship Worldmark brand Worldmark 2.0, 3.0, and 4.0. These projects are not just about office spaces; they will include high-street retail, sprawling commercial complexes, and what is poised to be India’s largest mall.

“In Worldmark 2.0, we have close to 7 million square feet of leasable area, including retail,” said SK Sayal, MD and CEO of Bharti Real Estate, in an exclusive interview with Moneycontrol. “Of that, around 3.5 million square feet is office space, 3 million is the retail mall, and just under 1 million is high-street retail.”

Already, half of the office space in Worldmark 2.0 has been leased, demonstrating strong demand and early confidence from corporate tenants. This moment suggests that Aerocity’s new commercial identity is being rapidly embraced by businesses seeking premium, well-connected real estate in the capital.
