Bedford Council Invites Partners for Ambitious £120m Mayes Yard Regeneration

Bedford Borough Council has taken an important step forward in its vision to revitalize the town centre by launching an early-stage procurement process for a development partner to lead the £120 million redevelopment of Mayes Yard. This marks a key moment in the council’s ongoing regeneration programme, with hopes to create a vibrant and sustainable space that serves the community for years to come.

The project is set to be a mixed-use development, blending residential, commercial, and cultural elements to breathe new life into the area. Construction is planned to run from April 2026 through to March 2034, reflecting the careful and considered approach needed for a scheme of this scale and significance. The chosen partner will be responsible for securing planning consent and working closely with the council to bring this ambitious vision to reality.

Earlier this year, Bedford Borough Council, with commercial support from CBRE, engaged with potential developers to better understand the market and gather valuable insights. These conversations, held both online and in person, revealed strong interest alongside requests for clarity particularly regarding the future of important local landmarks like the Central Library and Corn Exchange.

Feedback highlighted the need to balance regeneration with respect for Bedford’s heritage and community identity. Developers expressed a preference for either established frameworks or a tailored, standalone approach, signaling a willingness to collaborate in the best interests of the town.

With a formal contract notice expected later this month, Bedford is moving steadily toward securing a partner who shares the council’s long-term commitment to thoughtful regeneration. This project is about more than buildings, it’s about shaping a welcoming, thriving town centre that reflects Bedford’s unique character and supports its future growth.
