

Ashfield Approves Over 450 New Homes in Major Expansion Plans
Ashfield District Council has approved two significant housing developments totalling more than 450 new homes, marking a major step forward in addressing the district’s growing demand for housing. The projects, located on Hamilton Road in Sutton-in-Ashfield and Beck Lane in Skegby, will deliver 250 and 230 homes respectively.
The developments, situated just 1.8 miles apart, are intended to provide much-needed housing while incorporating public green spaces. Both applications were approved on Wednesday following planning committee discussions, with minimal local opposition only one formal objection was submitted for the Hamilton Road scheme.
Despite concerns over the use of green belt land, the council emphasised the importance of meeting housing targets. “None of us like getting rid of the green belt unfortunately this has to happen from time to time,” said District Councillor Arnie Hankin. “We still fall short of our housing needs in Ashfield, and our members voted to pass it. I think that was the right decision.”
Crucially, the developers involved will enter into Section 106 agreements, providing financial contributions to support local infrastructure and services such as education, healthcare, and transport. These agreements are designed to ensure that the new communities are supported by appropriate public facilities.
While detailed architectural plans are still forthcoming, the developments will be solely residential with integrated public spaces. The council aims to ensure that the new estates are not only functional but also sustainable and community-oriented.
With construction expected to begin in the near future, these approvals represent a strategic investment in the district’s future. The council’s decision signals a clear commitment to meeting local housing needs while planning for long-term community growth.
