

Montgomery County to Welcome Thousands of New Homes in 2025 Boom

Montgomery County is undergoing a residential transformation in 2025, with thousands of new homes approved and under development as the region continues to attract new residents. Fueled by economic opportunity and suburban appeal, the county is preparing for major population growth, over 576,000 new residents by 2050, according to regional projections.
Since January, county commissioners have greenlit plats for 20 new and expanding communities, with much of the growth focused in Precincts 2 and 4. From luxury estates to entry-level housing, here’s a look at some of the biggest developments reshaping the region:
- Lake Conroe Cove (Willis): D.R. Horton is adding 77 modern single-family homes near the lake.
- Camp Creek Acres (Willis): A 27-lot wooded community by Stoecker Corporation.
- Sweetwater Ridge (Conroe): LGI’s new 6-acre park joins 198 additional homes.
- Moore Landing (Magnolia): Section 2 brings 136 affordable homes starting under $200K.
- Colony at Pinehurst: Brightland Homes adds 187 homes on 43 acres.
- Heron Run (Magnolia): Audubon’s expansion includes 1,424 new homes at full buildout.
- Mill Creek Estates: Section 7 will bring 176 more homes to the 1,400-home community.
- Magnolia Woods: LGI launches 180 homes on 77 scenic acres.
- Wildtree: Toll Brothers offers luxury homes with upscale amenities in Magnolia.
- Colton: Airia’s 5,700-acre master-planned community expands with 94 new homes and a $9.9B build-out vision.
- Woodson’s Reserve: Adds 124 homes and a new recreation center.
- The Highlands (Porter): Adds 260 homes and space for a New Caney ISD school.
- Landing Meadows: Meritage Homes adds 106 homes with walking trails and parks.
- Mavera, Granger Pines, Evergreen, Royal Pines, Baron Village, and The Enclave at Spring Branch are all contributing hundreds more homes each, with extensive green space and family-friendly amenities.
These developments mark a significant shift as suburban Montgomery County becomes a major hub for residential growth in Greater Houston.
