

Maharashtra’s Real Estate Boom: Pune Leads in Housing Projects as MahaRERA Crosses 50,000 Registrations

Maharashtra cements its position as India’s real estate powerhouse with over 50,000 registered projects Pune takes the lead while Konkan dominates regionally.
Mumbai/Pune – Maharashtra’s real estate sector has hit a major milestone with a total of 50,162 housing projects registered under the Maharashtra Real Estate Regulatory Authority (MahaRERA). Leading this surge is Pune district, which alone accounts for 12,788 projects, showcasing its continued dominance as one of India’s fastest-growing residential hubs.
Trailing behind Pune is Thane district with 6,746 projects, followed by Mumbai suburbs (5,907) and Raigad (5,360) a clear indication that growth is no longer restricted to the traditional epicenter of Mumbai but is expanding rapidly across other urban corridors.
Konkan and Pune Regions Drive Maharashtra’s Housing Growth
When segmented by region, the Konkan region, which includes the bustling Mumbai Metropolitan Region (MMR), stands out with 23,770 residential projects nearly half of all projects in the state. The Pune region follows with 15,932, solidifying its status as the rising star in Maharashtra’s urban development story.
The rest of the state is also witnessing a steady build-up:
- North Maharashtra: 4,621 projects
- Nagpur region: 2,764 projects
- Chhatrapati Sambhaji Nagar: 1,886 projects
- Amravati region: 957 projects
MahaRERA’s reach has even extended into the union territories of Daman and Dadra Nagar Haveli, where over 230 projects have been registered in the last eight years, highlighting the expanding scope of regulated real estate activity.

Calling the milestone a reflection of the state’s robust economic and social growth, MahaRERA Chairman Manoj Saunik remarked:
“This is a moment of achievement for industry-friendly and ever-progressing Maharashtra. Until a few years ago, the real estate sector was largely limited to MMR and Pune, but now we are witnessing significant activity across the entire state.”
Saunik also highlighted the role of MahaRERA in empowering homebuyers while minimizing disputes:
“The rising demand for housing is a clear indicator of Maharashtra’s progress. At the same time, we’ve ensured a regulatory environment where buyer grievances are reduced to negligible levels.”
A Gap Between Registrations and Completions
Despite the impressive registration numbers, only a little over 17,000 projects have been declared completed by developers, a gap MahaRERA attributes to undeclared completions. Officials suggest many developers have handed over possession but have yet to formally update the regulatory authority.
In terms of conflict resolution, MahaRERA’s proactive role is evident. The authority has received over 28,000 complaints in the past eight years and has passed orders on 21,000 cases, alongside resolving 1,235 conciliations, a move seen as strengthening consumer confidence in the system.
Looking Ahead
While project grading has been temporarily put on hold, MahaRERA continues to evolve as a key enabler in the transformation of Maharashtra’s real estate ecosystem. The Authority’s focus now shifts toward improving compliance, increasing transparency, and encouraging timely declarations of project completion to ensure accurate industry tracking.
With Pune leading the way and smaller regions gaining momentum, Maharashtra’s real estate story is no longer just a Mumbai narrative. It’s a state-wide movement, powered by regulatory reform, regional development, and growing demand for quality housing.
